- Declutter your rooms. Clutter makes a home look smaller. This before picture had far too many small items.
- Take out personal belongings. Photos, school memorabilia, collectibles, etc. need to be removed so that potential buyers can imagine themselves in this home.
- Don't offend the buyer. Nonsmokers, atheists and PETA supporters may be a potential buyer. So put away ashtrays, religious artwork and anything else that may be offensive.
- Tone down the color of your walls. Repainting a neutral color will appeal to the greater number of potential buyers.
- Highlight good features of the home. Make sure not to block bay windows or fireplaces, for example, and rearrange furniture to draw the great features and focal points of a room.
- Use tricks to expand a room. For instance, a mirror placed on the opposite side of a narrow room can make it feel larger. Hang drapery higher and wider than usual to make a window appear bigger. Place items in a corresponding angle as in the picture above.
- Tell a story. Make your home inviting by setting out candles and turning on lights for a dramatic flare.
- Don't overwhelm your efforts. Just focus on the important rooms of the house, such as the living room, kitchen, and master suite. These are the rooms that normally sell a house.
